Financial oversight is led by a principal who is a licensed CPA and CFA® charterholder. Pricing below is for straightforward single-property engagements; unusual volume, cleanup work, litigation support, tax work, appraisal work, or complex multi-entity accounting is quoted separately.
Tier 1 — Rental Books Essentials — $79/month per property
Best for: a self-managing landlord or inherited rental that needs clean, organized books.

Why the Pricing Is Lower Than Traditional Management
Bluebeam is intentionally separating financial oversight from services that create larger commissions or transaction fees. Maryland property-management fees commonly run roughly 8%–12% of monthly rent, often with separate leasing charges. Bluebeam’s financial tiers are designed as a low-cost entry point for owners and estates that first need clarity, records, and decision support.

Bluebeam provides non-attest bookkeeping, accounting support, financial analysis, property operations, and valuation support.
