CPA-Led Documentation and Financial Discipline

Estate property work creates records: invoices, estimates, maintenance costs, rental projections, market information, vendor payments, and decisions that may later need to be explained to family members or professional advisors. Bluebeam applies a CPA-led approach to organizing that information and documenting the basis for property decisions.

Bluebeam does not replace legal counsel, a licensed real estate appraisal, or another specialty professional when one is required. We coordinate the appropriate resource and keep the property work organized around it.

Independent Estate Vendor Oversight

Bluebeam can work with the estate’s chosen realtor, auctioneer, estate-sale company, cleanout crew, dealer, appraiser, contractor, or other vendor while providing a separate layer of documentation and financial oversight. We help the personal representative track access, scope, asset disposition, invoices, proceeds, and exceptions—especially where the same vendor may have an economic interest in the transaction.

One Coordinated Estate Property Resource Instead of Managing Multiple Vendors Yourself

After a death, the personal representative may already be managing probate deadlines, family communication, court filings, asset inventories, bills, taxes, insurance, and legal questions. At the same time, the house may require a realtor, cleanout company, contractor, appraiser, estate-sale vendor, property manager, landscaper, cleaner, locksmith, mover, or other specialist.

Bluebeam can serve as the single property-operations coordinator across those moving parts. The estate can still use the most appropriate independent vendors, but the personal representative does not have to personally schedule, brief, supervise, document, reconcile, and follow up with every provider.
